Project - Buying Home In Mumbai - Part 1 (How dreams shatter)


Thank you Blogadda for Picking this Post for Tangy Tuesday, this is one post which surely needs a greater audience
 2 Months back when our landlord gave us a notice to vacate the house we decided to take the plunge, i.e. of buying a house. People around us had been expecting us to buy a house long back, err like they were expecting us to have baby immediately after we got married; the great saga of Indian social expectations you see. But I digress, so people around us expected us to buy a house & according to them God only knew why we weren’t taking the plunge. We both were supposedly earning well, supposedly working for good companies and buying for us should have been our first priority i.e. according to them. What they never thought off was a) “affordability” b) they weren’t in our shoes.

I had always felt that I will not compromise in buying my first house, I was clear that it will be a 2 BHK, my hubby however thought differently. He felt, we should buy what we can afford, even if it is a 1 BHK, I was ready to wait, he was not ready to spend much and thus we were stuck. But that was 2 years back, we were actually not earning well to buy a house in Mumbai so we backtracked, or rather we never did really look properly. Cut to present, we decided that it was now or never and thus began the great search and the experiences that we are undergoing can give any one a nightmare.

In my dreamy world, buying a house is a beautiful process, you see some, you fight over others, you run across but at the end you achieve something which is worth your sweat. But as I said that was my dream, the realty reality of Mumbai real estate is not a rosy world at all and this I decided to write a chronicle of the House Search in my blog. Please do follow this series because it can be an eye opener & eye popper as well.

First let’s place the ground rules of buying a house in Navi Mumbai
  • If you want to buy a decent house in your budget you should think of moving away from the city.
  • You will have to change your budget because you will never get anything within it.
  • It is very difficult to avoid a broker and once you get convinced by him you should be prepared to be fooled.
  • Did you know that here in Mumbai if you rent a flat through broker he comes to take the brokerage every year? Don’t be shocked, when your agreement expires he will come back after 11 months and ask for fresh brokerage & if you refuse you will be asked to vacate and no, the owners don’t interfere here. I have met many tenants who don’t even know how their landlord looks like.
  • If you want something in your budget you will have to shell out Black money. Wondering what’s that? Will talk about it in detail later.
  • If you feel that once you start earning more the prices will be more within your reach then you are dreaming. The prices here are skyrocketing for reasons best known to God knows whom. The situation is like a mirage. You need to take the plunge if you can afford it.
  • You pay anywhere between 60-80 lakhs for a decent house of 1000+ sq. ft. but when you actually see the house it is too small.
  • Anything that is near the station will be exorbitantly priced. They go by the saying, “you can’t have the cake & eat it also”.
  • Gym’s, clubhouses, park etc are provided by everyone but it is only the good builders who provide anything worthy otherwise we have also seen a small room which was supposed to be a gym.
  • Jo Dikhta hai who kabhi hota nahin hai, aur jo hota hai who to kabhi batatein hi nahin hai!!!
Let me begin with my experience

While scouting through various sites I saw a house for resale which was within our budget, ready to move, near the local station, not very old & if I sum it up in few words “too good to be true” but that was the beginning of our search I was still the girl with rosy glasses. My hubby was a bit reluctant to check out the house but I insisted because I had spoken to the lady who owned the house and she had managed to impress me. I was convinced because she had honestly told me, “I am selling this house for a little more than the market rate because I have done so much in it”, I felt there is no harm in checking out.

My husband tells me that when he went there and asked, how soon can you vacate the house & why are you selling a house in such a condition, he was told that they can vacate it as soon as tomorrow & they wanted to resell it because they wanted a bigger house. My ever wary husband checked out the house and saw that there was MAJOR leakage in the kitchen, major as in water was flowing freely down the wall. Till date I wonder how can someone think of fooling others and that too when the flaw was so openly visible.

Few days later we decided to scout a place building by building hoping that we might find something good. We decided to check out a ready building, the guy who was showing around told us that just 2-3 flats are remaining, we were impressed. The building was fulfilling our very important condition of being ready to move. The layout of the flat was decent and the construction was good but then when we asked him why the building is empty if it is sold out & ready to move? To which we got the reply that the OC is not there, on being asked when will it come, he said anytime, either 2 months or 4 months. Obviously we said Tata bye-bye to the guy and more dream went poof!!

Same day we decided to visit some builders, in fact a guy had been in touch with me over the week and he had categorically told me that he was a builder, so we decided to pay visit to him. To say that his office was plush would be an understatement & it was in this very office I came face to face with the concept of BLACK MONEY. The bugger was a mere broker & he presented to us the plans of many under construction buildings and following conversation happened between us

Broker: Ma’am payment will be 60-40
Us: What’s that?
Broker: 60% white money & 40% black.
Us: What are you saying? We are salaried class people & we have only white money.
Broker: You give us cash that you have, that will lower down the rate; in fact it is beneficial for you also because the agreement value will be less so the stamp duty registration will also be less.
Us: But this is not done.
Broker: But this is how it is
Us: You mean to say that a normal middle class working family cannot buy a house.
Broker: We aren’t saying that.
Us: But you are encouraging that only.
Broker: Ma’am it is the government policies which are forcing us to do that.

Needless to say we came out muttering hazaar gaali’s, the thief’s are just minting money and they try to sound as if they are being forced to take black money. In fact after that we visited another builder whose project we had liked, he clearly told us that of the 4 projects he had, only one was full white & the cost of that project was 20% higher than any other project. What was infuriating was the bugger’s attitude. And to add to it when we were asked if can get our own grills fixed on the balcony (that was before he told us about the black component) he said, no ma’am we won’t allow that. On being asked why & what about the safety of kids he said it will spoil the beauty of the house & as far as kids are concerned we have given a grill door. When I asked him you mean we should lock the child inside he just shrugged it off.

My husband later told me that I was very angry there & he even says that the kind of fury that was visible on my face was something he had also felt when he had for the first time heard the concept of black.

Let me break up the concept to you.

Say you are buying a flat of 55 Lakhs (that’s the minimum for which you will get a decent flat) and you have to go for the deal of 60-40.

40% of 50L is 22 Lakhs.

Now for remaining 33 Lakhs you take a home loan of which you will only get 80% i.e. you have to fund that 20% yourself which translates to 6.6 lakhs.

So effectively you have to arrange 22.66 lakhs which turns out to be 52%of the deal.

Tell me which salaried class will have that kind of money?

And isn’t it infuriating?

Don’t you feel like slapping the people who make such statements?

I almost did.

I regret not actually slapping the guy.

I feel helpless to see that all this is happening openly.

And honestly at that time I felt, we cannot buy a house here.

And I was depressed for quite some time.

Sad but true. This is the world we live in, I have given up my hopes long ago and I did not even think of buying a house. ANyways, Happy Brithday to Mr Beohar :)

This is really sad. I thought builders never dealt with black. Home loans cover only 80% ,which is bearable to some extend. But 22 lakhs!!! wow...Didn't know it was this bad!

omg..what a nightmare..thats y when i got married in 1988, i decided to just go for a single room..5th floor no lift..but bang opp vashi rail station..very old bldg even at that time..well..just wait n c how the greedy real estate market crashes..is anyone laughing there? OK, i will prove it..in sharjah i was forced to pay Dhs 40,000 (Dhs1 is Rs 13) rent 3 yrs ago per year..the greed of real estate guys saw to it that rents were beyond reach..and it crashed..now the same room is available for Dhs 15000. boss, it will happen..dont go by what people keep saying "There are buyers." there were 1 billions buyers earlier..now there are only 5% who can afford..they will vanish soon..just u guys wait.. if u have friends ask them to check how prices crashed in dubai and US..dont believe? go ahead, pay 1 crore for a single room housing board unit..cheers

Smita, my wife and I hv gonre through same circumstances as yours :) .. We both are salaried ppl working for MNC and ppl all around us are expecting us to own a flat and to get a baby :) ..

Anywys, now I too am looking for a flat in Koprkhairane/kharghar/vashi area so your posts would really help ..

Currently I m in US but when I will come back to mumbai, I wouldrther take your help in selecting the flat as well as broker/builder :)

it happens all the while
when my folks were building out house, as long as it was supervised by my contractor-grand uncle, it was fine. but he passed away half way, and things got really messy

we people didnt know how to differentiate cement etc etc ... the list is endless

and you know the first ... we dont fight it .. we tend to accept it , or move to greener (?) pastures, and the corrupt continue to swindle people

Buying a house is stressful!!

We bought a semi-completed house and to get the builder to instal what we wnated was completely stressful!!

Thankfully, no black money type of deal was involved! We payed with the loan and the exact amount was all in white..

Investing in property/house in Mumbai is intelligent primarily because of the soaring market prices. My uncle bought a flat in Malad for 20 lacs 10 years back...now it is worth almost a crore.
But that apart it is hell before you land up with the place you want to buy.

Oh yea I've heard about that brokerage madness...
In my case I was searching for a flat for rent instead. Have made it for 11 months. I'm sure the guy will pop up once 11 months are up.

Holy crap...that's a nightmare! I remember my mum once trying to explain the concept of black and white money...never got it! It's a crazy system! My parents bought in Navi Mumbai back in 1989 when Navi Mumbai was nothing but a vast expanse of land. The price of the apartments now is almost 7 or 8 times what is was back then. I can only imagine how difficult it must be noawadays to buy.

Cant imagine how pathetic it would be for the BPL lot !!! This post deserves to be published for a wider audience ! Know anybody out there ???

Yes,its becoming almost impossible to buy a house in that budget.Feel lucky to have bought one years back.
Just a suggestion..Approach nationalized banks,they have resale properties (belonging to defaulters)which they put up for sale at base market rate and expect complete transaction in white.Worth a try.I know for sure this happens.

Hey Smita. It is a nightmare believe me. I just shifted in a new house which was within my budget. Of course I have to move out of Delhi to "NCR". Thankfully, I had my own house in Delhi. So sold it, added some loan and got the house. But ran here and there for four months, and that was a nightmare.

this is INDEED heartbreaking. I am so sorry you had to go through this harrowing experience. Being in Mumbai, I can thoroughly identify with your disllusionment with the real estate situation here, though I am nowhere close to the "buying property" stage and probably never will be. But I faced the menace of brokers harassing you even for the renewal of a contract and at times you really feel cheated.

But keep your chin up. I am sure it will be worth the effort. At least you have better understanding of the market and that definitely helps. ATB!

Oh god...I am in the same boat except that i have probably been tallofying the "own home" for more years, after settling here...and ab tho bache bhi bade ho gaye! lol! Yaar sad part is we had a great apt in south Mumbai which was sold foolishly! And now I can never ever dream of stepping into Mumbai!

Smita, this black money thing happened to my dad too when he sold the Mumbai flat ad bought in chennai, and he had such a tough time poor thing, at his age then! it is certainly such an appalling situation...and I am hoping that all this anti corruption stuff works on this too...or soon many people will have to spend their entire lives in rented homes! Such is the plight! Loving this series...looking forward to ur updates!

your hubby's logic was right - When it comes to real estate, Its better to buy right away what you can afford than to wait. Simple reason is the rising population in a finite land mass + rising education levels of people + BPOs = rising house prices.

Smita, Guess we are sailing on the same boat. Except we are from chennai. This is happening here too. If we must buy a flat with white money, then the rates are atrocious. But with black money, we can negotiate around one to two lakhs. More worse is the fact that we must make the payment full in cash. The options are very limited. The attitude these brokers show are the worst. If we like a flat, we must take the decision right there. There was this plot, which was in the outskirts of chennai. We actually liked it and made compromise for travel and school. We informed the broker guy, we will be back in a day and then make the advance payment (after shelling out with jewels and stuff). We had to bring atleast our parents to show the land. But when we returned after a day, the guy simply said, you are not fast, may be you are not interested. you should have paid the advance right there itself. we are not interested in selling it to you.. the paining fact is he is not owner. just a broker. and the plot is very much there. just becoz we didnt get in touch with the current happenings, he seemed quite furious about it... can u believe it.. slap.. thats the least that came to my thoughts..

and there was this another guy. let me tell you.. we are native chennai vasis.. i mean great great great grandfather onwards.. both of us, hubby and me.. who would buy another house if there was one exisiting in the same city right now.. but due to compelling reasons we are looking out for one.. so this guy says you should have bought it 10 yrs back if you need it at that price.. i mean do you find any sense in that statement.. who knows whats in the future.. and buying a house when we are just college students is just unimaginable..

And I thought the real estate situation in Bangalore was bad!!!

Apart from the black money issue, which is unpardonable, I can't get over the costs of real estate in a big city.

We have just forked out big time for our home, and our loan payments force us into a literal hand to mouth existence for the next 15-20 years. Depressing :(

Oops! The rates are scary! I was not really into all the details when my parents bought one, and the husband had bought one before we married, so I am not really aware of all that they went thru! But u r so rt - a dream project is what we imagine it as, and it turns out to be something else!

The best way to beat this is to go for second sale. The seller is in need of money and you also have the advantage of bargaining.
I have gone through the process of buying a house (twice) and both the times I paid in white, but both are second sale.

OMG, this is so scary! I mean I had always heard from friends about how difficult it is to find a house to one's liking, but your detailed account of how the whole property mafia works is a revelation in it self.

Good that you blogged about it, Smita, as you rightly said, this sure needs to reach out to as many people as possible.

Fought with almost every broker, builder in ahmedabad for this 60: 40 ratio!!!!

but was lucky to find a guy who gave us a brand new house in resale with 95% paper (5% ka funda kya tha samajh me nahin aaya)

Seriously the social expectations..we are on an all time low..no car no house yet..relatives are going crazy :D Brokerage system is there in Pune too. Dont know about Bangalore. we pay direct rent to owner. we to went on house scouting just for heck of it..mainly apartment buildings in new constructions..didnt have any such experience. Here a 3 BHK in good society with all facilities is like 53L and no black money...all through bank.but now that I know, maybe next time I will ask.
